We designed a new headquarters for CD Projekt Red, an icon of the global gaming industry. In the post-industrial area of Warsaw’s Żerań district, we have created an office building tailored to the dynamic needs of this innovative company. We have combined three industrial genes: the historical potential of the former FSO factory site, the specificity of the ultra-modern gaming ‘industry’ and our Silesian heritage.

‘It’s a meeting of three worlds: Prague’s post-industrial heritage, our Silesian DNA, and CD Projekt Red’s innovative work culture,’ says Przemo Łukasik, co-founder of Medusa Group. ‘In response to the investor’s needs, we designed the building as a “factory” ready to accommodate many scenarios. It is a fully flexible, intelligent work tool that can be easily transformed along with its user.’

Production hall for interdisciplinary teams

The key challenge was the need to create a space ready for dynamic reconfigurations of interdisciplinary teams. We treated the building as a modern production hall. The structure was almost entirely ‘pushed’ to the outer contour of the building, which, in combination with two staircase and lift cores, allowed for the complete liberation of the floor plan on each storey. The column-free space offers unlimited arrangement possibilities and is ready for any scenario of dynamically changing work.

An office building that thinks about the future

The design is not only flexible but also forward-thinking. Prefabricated elements were used, and the entire project was developed using the BIM system. As a result, each element has a digital tag with its exact dimensions, load-bearing capacity, insulation properties and fire safety information. This will enable the building to be transformed, extended or expanded in the future without the need for expert opinions and excavations, which will certainly facilitate a change of function when necessary.

Comfort, ecology and four-legged friends

The new office building focuses on comfort and ecology. Every employee has constant access to daylight and a view. Deep loggias have been designed along the longest façades to shade the interior and protect against overheating. Accessible through large-format sliding doors, they allow for effective, natural ventilation of the office.

The loggias also serve a unique function, responding to CD Projekt’s organisational culture – they are a safe space for the four-legged friends that employees bring to work. Greenery planted in pots will climb up vertical strings, creating a natural, living façade that will further reduce the risk of birds colliding with the glazing. The gable facades are finished with prefabricated glued laminated timber panels and covered with vertical greenery.
